Iwasaki Capricorn Integrated Resort Project

Capricorn International Resort at Yeppoon on the Capricorn Coast has been a part of the community since opening in the mid-1980’s.

A major redevelopment of the existing site is proposed by Iwasaki Sangyo Co. (Aust) Pty Ltd, the owners of the site. This development will include tourism, residential and retail land uses, and is expected to occur over the next 10 years.

The first stage of securing development approval is the submission of a draft Environmental Impact Statement (EIS) to the Queensland Government in late 2018.

The Capricorn Integrated Resort will potentially include:
  • A main tourism resort;

  • A residential community, including golf course living;

  • Village Centre including retail, restaurant/s, food and beverage and local commercial uses;

  • Wellness centre; and

  • Public open space including local and regional parks and recreation facilities.

The Capricorn Integrated Resort project will focus on the concepts of:
  • Harmony with nature and environment as the most important value;

  • A long-term strategy demonstrated through involvement over three generations of the Iwasaki family;

  • Being part of the local community, by creating employment and providing facilities not otherwise available; and

  • Creating worldwide connections for the region and encouraging regional growth through employment.

The project will be guided by the following design principles:
  • Preservation of existing sensitive environments and biodiversity values of the site;

  • Establishment of a world class integrated resort;

  • Environmentally sustainable design and construction; and

  • The use of prefabricated and adaptable housing designs in collaboration with Australian architects to make the most of the site’s sub-tropical climate.
